Where’s a better place to put your money: the stock market or real estate? These days the accepted wisdom (at least at cocktail parties) says to pick real estate. But is the accepted wisdom right? 

It is–in the short term. U.S. real estate sale prices increased more than 56% from the beginning of 1999 to the end of 2004, as tracked by the Office of Federal Housing Enterprise Oversight, part of the U.S. Department of Housing and Urban Development. The S&P 500 index dipped nearly 6% during that same period.   Looking at these numbers help reinforce the reasons to own and buy more Island real estate for the long term.

We are going to share the good news every chance we get.  It may not sell papers, but face it, we all could benefit from a little encouragement.   I’ve researched and prepared the table below to show residential Hilton Head MLS properties compared it to the Dow, Nasdaq and S&P.   If the chart cannot be seen on your computer, please click on the pdf above.   

The real estate market is not the stock market.  However, because the press continues to draw a correlation, we thought we would do a little comparison.  Here is what it would look like if we compare real estate to stocks. (HHMLS is Hilton Head Multiple Listing Service)

The silver lining right now is that our Island Real Estate market has been a better long term and more stable opportunity.  Right now with the larger Island inventory (this never gets too large as it is an Island of limited size and number of properties) to choose from and interest rates holding at historically low levels, the number of potential buyers that can find what they are looking for is at the highest level in years.

Emergency idea for cell phones…

ICE campaign – “In Case of Emergency”
  

We all carry our mobile phones with names & numbers stored in its memory but nobody, other than ourselves, knows which of these numbers belong to our closest family or friends. 

If we were to  be involved in an accident or were taken ill, the people attending us would have our mobile phone but wouldn’t know who to call. Yes, there are hundreds of numbers stored but which one is the contact person in case of an emergency? Hence this “ICE” (In Case of Emergency) Campaign. 

The concept of “ICE” is catching on quickly. It is a method of contact during emergency situations. As cell phones are carried by the majority of the population, all you need to do is store the number of a contact person or persons who should be contacted during emergency under the name “ICE” (In Case Of Emergency).   

The idea was thought up by a paramedic who found that when he went to the scenes of accidents, there were always mobile phones with patients, but they didn’t know which number to call. He therefore thought that it would be a good idea if there was a nationally recognized name for this purpose. In an emergency situation, Emergency Service personnel and hospital Staff would be able to quickly contact the right person by simply dialing the number you have stored as “ICE”. 

For more than one contact name simply enter ICE1, ICE2 and ICE3, etc. Be sure it’s in your kid’s cell phones also. A great idea that will make a difference!   

Please forward this. It won’t take too many “forwards” before everybody will know about this. It really could save your life, or put a loved one’s mind at rest.  

Let’s spread the concept of ICE by storing an ICE number in our Mobile phones today!

Special situations occur in markets like this.  We call this timing! 

A special situation happens when properties come up for sale that offer condition and location with a price sometimes below market.  This is typically stimulated by high inventories and is often corrected by lowering interest rates.  Once inventories level off, this cycle ends and rates rise.

Palmetto Hall Update…

As mentioned, in the Professional Development meeting, membership is a requirement in Palmetto Hall at either a social or golf level.  

 

Here are a few answers to the questions we had in the meeting:

  • Long term rental, according to the Covenants is three months.  However, they usually request owners to not rent for less than six months but have no way of enforcing that.

 

  • At the club there are 4 weeks of kid kamps in the summer.  

 

  • Oct. 2002 and before is the date for membership transfer.  Call Michele Kern (Membership Director) if you have a property listed or are selling a property for clarification on this.  She can be reached at 342-6376. 

 

  • There are currently 382 homes in Palmetto Hall with 5 new starts in 2008.  There are a total of 523 residential properties at build out.

Open Houses for Buyers….

We are starting our open houses at the end of February at 121 Dune Lane and our homes at Palmetto Hall…..  The open house setting is usually more relaxed for the prospective buyer and a lot less threatening.  It also gives a buyer the chance to see, feel and experience the home without tying up a sales person time.  I have personally made several sales from these open houses and believe they provide the exposure you need to sell your property.  Just recently a home sold on the Island from an open house to a couple down the street that wanted a larger home. So even the neighbors become prospects and promoters.  As well, we will be offering a $1,000.00 closing cost coupon to these prospects if they purchase one of our properties from an open house.  These coupons are good for two weeks after the open house and help us create a sense of urgency.  By the way, they are paid for from our earned commission at closing :).



We have lots of for sale signs on our sellers properties…
