The window of opportunity for trades is not forever. Trades have flourished in this market because sellers are looking for creative alternatives to reducing expenses or want to move up.
The key to a succesful trade is to negotiate the difference. It really does not matter what the selling prices are once you have arrived at the difference. This can be established from a recent appraisal or even fair comps from 2 years ago. The difference is the difference. Here is a list of trade properties. Along with Robbie’s blog today, I would like to comment on another principal in the market today, which is to “sell short and then buy short.” Two years ago my wife and I finally made the plunge into Hilton Head real estate after many years of being just lookers. After extensive remodeling we put our 3 bedroom villa on the market for less than our actual costs invested. Within 6 weeks we had an offer and were able to facilitate a quick sale in order to purchase a more expensive 3 bedroom with more amenities. This villa was also priced at a great value due to the market conditions. Robbie and Jane assisted and navigated both transactions with great knowledge and professional service. Robbie exhibited a positive and “can do” attitude helping us all the way. We are very pleased and confident the concept of “selling short while buying shorter” worked for us.
