Had a glass of wine with a client the other night as we admired their newly purchased villa. We talked about the 70 degree weather we were enjoying on Hilton Head and my client mentioned that they were now thinking of making the move permanent. Keep in mind, 10 years earlier these same clients told me they would never consider moving from their Ohio hometown. That was their home, Hilton Head was just a fun place they loved. There are two types of Quarter Ownership on Hilton Head Island. With a rotating quarter, an owner gets 6 two-week ownership periods spread throughout the year plus a single week in January. Each year the ownership periods adjust so that over a four-year period, each owner has had access to all 52 weeks. For a while there it was like having a secret fishing hole. I would show a great property at a compelling price and WHAMM the buyer would be on the hook . The deals were too good to let go and buyers stayed on the hook as long as the value was good. We did lose some buyers due to impatience or an even better deal, but all in all 99% of the short sales we have been involved with closed.
