The Good Ole Days

While we have been selling up a storm on Hilton Head Island, there are still some sellers and agents that seem to be waiting for the good ole days.  Those good ole days gave sellers lots of showings and offers to consider in the sale of their property.  For listing agents the good ole days meant they could sit back and wait for a buyer or another agent to bring them offers on one of their many listings regardless of price, condition and even location.  For the buyer agents, the good ole days meant they did not have to shop or sort through thousands of listings to find the perfect one, all they had to do is show the one or two that were available and ask the buyer to decide on one or the other.  For the buyers, the good ole days meant you had to decide quickly or you might lose the better property in negotitaion or by another offer.  The good ole days were simple, but they are gone and we as agents, sellers and buyers need to move on. Hilton Head Sellers and Buyers must be aware of the “Principle of Substitution”

Sellers and buyers on Hilton Head need to be aware of the “Principle of Substitution” as it can either kick them in the butt or help them negotitate an incredible deal.  This simple principle states that when several similar properties are available, the one with the lowest price will get the greatest demand. This principle also assumes there is not much time between the comparison of the properties.  In other words, the lowest priced property will always sell first when it comes up on the market. We had a blast Jet Skiing on Hilton Head

 Neil Turner, owner of Sea Monkeys Watersports, and his hard-working staff(his brother Elliott) had us out jet skiing the pristine waters of the Calibogue on my son’s birthday.  The boys loved going almost 50 miles per hour.  Sea Monkeys is located on the North end of Hilton Head Island, 1/2 mile onto the island, within Hilton Head Harbor RV Resort & Marina.  They accept and we suggest reservations, their  telephone number is (843)842-4754.  What a fun thing to do on Hilton Head Island and a great way to see Dolphin!

Buy and rent on Hilton Head Island

My financial guy explained a simple concept to me today.  He explained that in the past few years, families could rent for less than they could own a property.  However now that the long term rental markets are firming up, owning is now becoming cheaper than renting.   Factor in the low interest rates and the values around the island and real estate investments make sense. 

Buy a home and rent it until you move to Hilton Head!

If you could freeze time, their would never be a better time to buy a home or villa on Hilton Head Island.  The values and some of our properties offer premier locations, pricing below replacement costs and are simply priced to sell.  Buying a home and renting it until you are ready to move or retire with prices below replacement on Hilton Head make sense.  what are you waiting for? 

Litmus test…can I get there in a one day drive?

Another client the other day told me he was looking at places far away, but came back to Hilton Head Island because he would use it more.  I am sure there is a point of diminishing return when you factor distance to use.  Of course, it is all relative.  One year I can remember a businessman from the Orient flew to Hilton Head after watching the Heritage Golf tournament on television.  His one day travel is different than yours and mine.

Sellers are either “In” the Hilton Head Market or ”Out”

It seemed to me that there were a lot of properties for sale the other day.  That was until an agent spoke up in one of our Dunes Marketing Group sales meetings.  Of the properties in a community he showed a client, only 20% of the sellers were actually “in” the market.  The other properties were over priced and the buyer did not even want to look at them.  I did some market research on this area and others and  discovered that 80% of the properties were on average 40% higher in price than the others.  Once he and his buyer realised this concept, a buying decision was made based on these “lower” inventories.  Read the rest of this entry

A different kind of Real Estate Company 

Some companies are not really companies, but a group of individuals that all do their own thing.  My Hilton Head real estate company is different.  The best way to describe my company is to think about a swim team.  Each race is individual to the specialist, but when it comes time to practice we all work together.  Of course, when we go head up against another company we always do our individual best and sometimes pull in the team to help us get the job done.  We are alway one of the top companies in any area of the Island.
