Now is the time to get off the fence!

Last month in June, we rocked and sold eight properties, just Jane and I.  If you are thinking of selling, now is the time to get on the market or price your property to sell.  It will not do any good to evaluate price in December when Hilton Head Island has fewer visitors and everyone is thinking of the holidays.  Hilton Head Island is seasonal and we have buyers looking for properly now. The gulf stream is 70 miles from Hilton Head Island. 
Located off the coast of Hilton Head Island, the gulf stream has pushed storms past our coast line, kept our temperatures warmer in the winter and cooler in the summer and will hopefully push the oil away from our shorelines.  This “river” or current in the Atlantic Ocean is the super highway. National Flood Insurance Program in effect

Flood Insurance on Hilton Head Island

While we have found that most Flood Policies are assumable and we have closed our Hilton Head homes with the new buyer assuming the sellers policy, Congress has extended the National Flood Insurance Program (NFIP) through September 30th.  The bill is retroactive and will cover the lapse period from June 1, 2010, to the date the law is enacted. 

National Flood Insurance Program Extension Act of 2010

Senate passage of the National Flood Insurance Program Extension Act of 2010 (H.R. 5569), reauthorizes extension the NFIP until September 30, allowing currently stalled transactions to move forward. The bill is retroactive and covers the lapsed period from June 1, 2010, to the date of enactment of the extension. Any new policy applications or renewals that were signed and submitted during the lapsed period will be effective from the date of application. In the case of waiting periods, the waiting period will start from the date of application.

The Good Ole Days

While we have been selling up a storm on Hilton Head Island, there are still some sellers and agents that seem to be waiting for the good ole days.  Those good ole days gave sellers lots of showings and offers to consider in the sale of their property.  For listing agents the good ole days meant they could sit back and wait for a buyer or another agent to bring them offers on one of their many listings regardless of price, condition and even location.  For the buyer agents, the good ole days meant they did not have to shop or sort through thousands of listings to find the perfect one, all they had to do is show the one or two that were available and ask the buyer to decide on one or the other.  For the buyers, the good ole days meant you had to decide quickly or you might lose the better property in negotitaion or by another offer.  The good ole days were simple, but they are gone and we as agents, sellers and buyers need to move on. Hilton Head Sellers and Buyers must be aware of the “Principle of Substitution”

Sellers and buyers on Hilton Head need to be aware of the “Principle of Substitution” as it can either kick them in the butt or help them negotitate an incredible deal.  This simple principle states that when several similar properties are available, the one with the lowest price will get the greatest demand. This principle also assumes there is not much time between the comparison of the properties.  In other words, the lowest priced property will always sell first when it comes up on the market. We had a blast Jet Skiing on Hilton Head

 Neil Turner, owner of Sea Monkeys Watersports, and his hard-working staff(his brother Elliott) had us out jet skiing the pristine waters of the Calibogue on my son’s birthday.  The boys loved going almost 50 miles per hour.  Sea Monkeys is located on the North end of Hilton Head Island, 1/2 mile onto the island, within Hilton Head Harbor RV Resort & Marina.  They accept and we suggest reservations, their  telephone number is (843)842-4754.  What a fun thing to do on Hilton Head Island and a great way to see Dolphin!

Hilton Head Island

In life some things never change.  The natural beauty of Hilton Head never seems to change in this constantly changing world.  The beaches, the communities, the shopping, the dining, the waterways and the attitude on Hilton Head Island seem to be a constant we all crave in this changing world.  As a Hilton Head Realtor, I get to drive around this Island everyday and show the features, advantages and benefits of life on an Island.  The great thing about selling this Island is some things never change.
