Real Estate is moving again on Hilton Head Island!

We guage our business by our phone.  The phone is ringing again and already this year we have sold 4 properties.  Every indication shows that the pent up demand and consumer confidence will drive the market forward in the first six months on Hilton Head Island. 

Inventory levels will start dropping on Hilton Head by summer!

The market will most likely level off by summer, as we eat through some of this incredible inventory.  We will have difficulty meeting demand in the under $400,000 price point for Hilton Head Island villas and homes by summer.  As the market is building from the bottom up, we expect greater activity in the $400,000-plus market as more homeowners realize the stimulus is for them.  In fact, the high-end luxury market has shown an increase over the last 30 days and we should see these sales steadily climb into 2010. 

The statistics show the market is improving on Hilton Head!

Below are the sales comparisons for 2008 and 2009 for Beaufort County.  Although the year end totals are lower for 2009, it is clearly evident that the market has made the turn based on the last few months of sales and is building momentum.

Interested in Moving on Hilton Head Island

To become a local, you must survive a winter on Hilton Head Island!

The slower pace, the lights, the festivals, the people, the uncrowded restaurants and the weather are just a few blessings we must enjoy to become a local.  December’s moderate winter temperatures on the Island are perfect for a beach walk, a round of golf, tennis, a run or a long bike ride.   

We are not seeing the Hilton Head real estate market cooling off ! 

Given the lower interest rates, many purchasers seeking “warm and wet” are taking advantage of the great pricing and properties offered.  Already since December 1, 2009 we have sold 54 properties through our Multiple Lisiting Service.  Smart money is shopping real estate right now!  In fact, this is the best time to shop as the pace is slower and the access to properties is easier.

Dear Clients, Friends and Fellow Associates~

Listed below are some great ideas and restaurants for your Thanksgiving Day Feast on Hilton Head Island.  This list was put together by our friend and Realtor Beverly Serral after polling agents on the Island for their suggestions.  This is a great list of ideas that varied from someone’s home to a list of restaurants provided by the Chamber.  We will update this list for next year, so please feel free to share with us any additions or comments.        
 

Who is open for Thanksgiving Day on Hilton Head?
  • Check Kenny B’s.  I think they were open last Thanksgiving and they are awesome!!
  • CQ’s and Old Fort Pub have special Thanksgiving Day menus
  • HH Prime at the Hilton, seatings at 11, 1, and 3…..I’ve heard their other food is fabulous, so this might be an idea for your customers.
  • Have you heard about the buffet in Sea Pines at theTopside Grill @ Harbourtown’s on Thanksgiving Day (11/26/09) from 11:30 am until 8 pm? It is priced at $28 adult ++ and $14 child (under 12) ++.
  •  I had heard that the Westin Resort has a nice Sunday buffet.
  • The Carolina Cafe @ the Westin can be called at 681-4000 to make a reservation for their $30/$15 adult/child Thanksgiving Day buffet.
  • The Westin has always had a really great buffet for Thanksgiving. 
  • Check with Skillets for breakfast that day.  HH Diner is probably open but Skillets has MUCH better food and atmosphere!
  • I know that Mainly Sandstone Catering is offering a dinner delivery or to pick up at their restaurant-their food is very good.  Also Christines catering usually offers the same. (Find both online)
  • I think Hudson’s has a nice dinner, give them a call.  A great LowCountry Feast
  • I know you can order the whole meal from Fresh Market. (check online for menu!)
  • My in laws went to the Holiday Inn last year and said it was really nice.  It was a beautiful day so after they ate they went for a walk on the beach.  They loved it.
  • Bill Miles from the Chamber forwarded restaurants open on Thanksgiving.  The attached is a list click here Thanksgiving Dinner 2009 of those that have notified the Chamber.   The Chamber telephone number is 785-3673 and the receptionists at the front desk will have an  updated list.
  • Go to Hudson’s!  It is a huge event and offers a great gathering and feast for free….although donations are appreciated.
  • Check out one of the cruises, Spirit of HarbourTown???   I think they cook dinner and have a cruise.
  • Our church puts on a dinner at Hudsons.  Call Gloria LaCoe she usually is involved.  Not fancy but good fellowship.  (Ahh- call Gloria LaCoe!)
  • Order to go from Bess—the boneless turkey is great and so are the sides!  (see attached)
  • Robert Irvine’s EAT!  HAPPY THANKSGIVING Thursday, November 26, 2009 3 – 8 p.m.
  • Our house (should I tell you who this is???) and u are welcome (thank you!) other than that the Westin puts on a good spread and if Redfish is open again they go all out. God bless
  • Order your food from Karls Ultimate BBQ   RIBS, Brisket and pulled pork and have it ready

The last two years have been uniquely difficult in the housing market. The good news is here, and it needs to be trumpeted: The cost of home ownership is at its lowest in decades! 

Consider the following:

  • Interest rates are as low as they have ever been, and are today 42% lower than in April 2006 (at the height of the boom)
  • Single family residences are priced at least 25% less than at the height of the boom
  • The combined financial effect is a 55% DISCOUNT in the cost of home ownership

Understand and practice talking about it. For example, “You can own a $500,000 home at the cost of a $230,000 home!” OR you can own a $500,000 home but make half the payment!”  We all need to say to our clients:

“If you are lucky enough to be a BUYER versus a SELLER in this market, there is NO remaining rational reason to delay. This is the very best moment in decades.”
