Hilton Head Buyers won’t pay over fair market

Used to be that if we priced our properties a bit high we would still get an offer. Today with an “overstocked” market we now have to be within 3-5% of what the property is expected to sell for before we even get an offer to work with. This is because buyers can now go “window shopping” with their computers.  Buyers today do not have to physically visit a property to determine value. This takes the bidding process out almost altogether. If the buyer does not see value when they are “window shopping” on their computers they don’t ever step foot in the property, hence no showings or even bids on overpriced properties. While the azaleas are in full bloom, buyers are springing into the best real estate Hilton Head Island has ever offered.  The other day we compared our Hilton Head Real Estate Market to a buyers hometown market in upstate New York.  Unlike their market, Hilton Head is funnel fed by many boomers and buyers throughout the country and is correcting faster than other markets that rely on one industry or economy.  Seems a little national confidence can go a long way on this Island. The most critical information that our Hilton Head Monthly Market Trend Report conveys is what I call the “Big Three”.  These are the vital statistics for determining negotiation or pricing and include:

  1. Average List price to Average Sales Price ~ This is a direct indicator of negotiation opportunity and the firmness of the market.  Buyers and sellers can benefit by understanding this number
  2. Average Days on the Market ~ This time frame applies to properties that are priced correctly for their condition and location.
  3. Average number of listings taken vs. Average number of sales in a given period which will give us the number of months of inventory that available for sale.  This can help buyers and sellers determine strategy.

One buyer from last year, just purchased their 3rd home because they put long term renters(greater than 12 months) into the other 2.  I called them before they closed on this home and offered another long term rental prospect, but the buyer wanted a place that they could use and enjoy(for this winter at least until we find another one for them).  We asked a local long term rental expert, Keith Miller from Miller Long Term Rentals to share with us some information about the long term rental market needs.
