Trades allow sellers and buyers to move fast in a slower market. Trades can work when you have a buyer and seller that work from an current market value, appraised value, a retail value or a wholesale value. Buyers and sellers must work from the same value method and be on the same page for the trade to work. A one sided trade never works.

Hilton Head Buyers won’t pay over fair market
Used to be that if we priced our properties a bit high we would still get an offer. Today with an “overstocked” market we now have to be within 3-5% of what the property is expected to sell for before we even get an offer to work with. This is because buyers can now go “window shopping” with their computers. Buyers today do not have to physically visit a property to determine value. This takes the bidding process out almost altogether. If the buyer does not see value when they are “window shopping” on their computers they don’t ever step foot in the property, hence no showings or even bids on overpriced properties. We subscribe to a service called Showing Suite for our sellers. This system sends an email to our sellers everytime their home is shown through a lockbox. As well, in a day the agent that showed the property is asked 5 simple question including: how they liked it, did it make the buyers short list and will the agent show it again.
